Let’s be real, if you’re selling a £10M townhouse, marketing a five-star hotel suite, or showing off a custom-built superyacht, your floorplan should do more than tick a compliance box.
But most of the ones I see?
Cold, technical, lifeless.
They’re drawn for builders, not buyers.
And definitely not for the kind of high-end client who’s booking luxury stays or viewing properties remotely.
That’s why I’ve started offering photorealistic floorplan design… turning those flat, uninspiring layouts into something that actually looks like the real space. The kind of visuals that stop people scrolling and get them saying “ooh, I want to stay there.”

You know the ones, black and white, filled with tiny text, a jumble of walls and numbers. Sure, they technically show the layout, but they don’t help anyone actually picture themselves in the space.
That’s a problem.
Because if people can’t imagine being there, they’re going to move on.
Especially if they’re trying to compare listings, or booking without viewing in person.

I’m glad you asked.
These aren’t just prettier versions of what you’ve already got.
They’re design-led, emotionally-driven and created with marketing in mind – not construction.
Here’s what makes them a better tool for selling high-end spaces:
We’re not just plotting out square footage. These are floorplans with personality – made to highlight the space, the vibe and the flow.
No generic tiles or flat colour blocks here. Everything is custom-styled to look like your space – the floors, the textures, the furniture. It all matches.
It’s one thing to know where the bathroom is. It’s another to feel the layout and get a sense of how you’d move through the space. That’s what these are for.
You’ll get files that are ready to go in your print brochures, websites, listings, digital guides – wherever you need them. High-res, clean, brand-aligned.

This is a good fit for anyone working in luxury property or hospitality who wants their space to look as good on paper as it does in person.
Perfect for showing off suites, amenities, or event spaces. Especially helpful when guests are booking the “best room” but need to compare layouts or understand what they’re getting for the extra spend.
Ideal for high-end listings where buyers might not be viewing in person, or when you’re selling off-plan. This makes layouts easier to understand, and gives people more confidence in what they’re looking at.
When you’re working with unusual layouts or compact luxury, clarity is key. These plans make your vessels easier to market and a whole lot easier to understand at a glance.
You send me your rough plans, sketches or reference images, and I’ll turn them into something beautiful that actually helps sell the space.

This idea actually came from working on a brochure for Hilton Park Lane.
I pitched them the concept while redesigning their suite layouts – suggesting we create a version that was a bit more “real” than the usual CAD drawing. Something a guest could actually look at and understand.
They went for it. The final results looked great in print, they were happy, and now it’s a regular part of my offering.
